A long-standing industrial building along New Galena Road could be headed for a residential transformation, as township officials prepare to review a sketch plan for a proposed 36-unit apartment conversion during Monday night’s New Britain Township Board of Supervisors meeting.

The proposal from Granite Creek Properties centers on the adaptive reuse of an existing roughly 7,500-square-foot manufacturing building at 5 New Galena Road, converting the structure into a multi-family residential development.  

    
    


The project would repurpose the current facility — described in documents as a former manufacturing use — into a mix of apartment units while preserving the building’s footprint.

According to materials submitted to the township, the plan calls for 36 apartment units within the existing structure, including a combination of studio, one-bedroom and two-bedroom layouts. 

Parking is proposed at 12 spaces, with additional reliance on nearby public street parking along New Galena Road. 

The property, located at the intersection of New Galena Road and Maple Avenue within the Village Residential zoning district, presents both opportunities and challenges for redevelopment. Township consultants noted the project will likely require zoning relief, particularly for parking, impervious surface coverage, and dimensional standards tied to setbacks and right-of-way widths. 

Plans also indicate the removal of accessory structures and upgrades to improve safety and accommodate residential use, including building code compliance and infrastructure connections. Public water and sewer service is expected to be utilized for the project. 

As a sketch plan, Monday night’s presentation will serve as an initial review and feedback opportunity for township officials, with more detailed land development plans expected to follow.
