A long-delayed public hearing on a proposed 161-home development in Hatfield Township is set to resume Wednesday night, with commissioners scheduling a special 6:30 p.m. start time to accommodate continued testimony.
The conditional use application from Pulte Homes of PA calls for a single-family cluster development across roughly 96 acres between Welsh Road and Orvilla Road, combining the former Palo Beach tract with dozens of small “movie lot” parcels once owned by North Penn School District.
The hearing was paused previously after township officials raised concerns about whether the developer had adequately demonstrated legal standing tied to ownership of all parcels included in the plan.
Township solicitor and special counsel cited gaps in deed documentation for portions of the property, prompting the applicant to agree to table the proceedings and address those issues before returning. The resumed hearing is expected to focus on whether those concerns have been resolved, allowing testimony to move forward on a project that has already drawn significant public interest over traffic, access and environmental impacts.
