I've gutted more old houses than I care to count. And every single time a homeowner asks how to match the energy efficiency of a brand new place, I give them the same blunt answer. Stop wasting money on bandaid fixes. Do it right or don't bother.

You know that creeping dread when the winter power bill lands? Yeah. Older properties built before the 90s or even early 2000s leak energy like a sieve. Poor insulation. Single pane glass. No proper sealing. 


In places like Melbourne or Hobart you are burning cash just to stay warm. Modern builds lock in comfort with NatHERS ratings pushing 7 stars or better. Your 3-star relic does not even come close. 

Nail the Insulation Before Anything Else


Skip this step and everything else fails. I do not care what the fancy consultants say. Insulation is non-negotiable. 


Ceiling batts to R4 or better. Wall insulation if you can get it in without tearing the place apart. Underfloor where it makes sense. In Queensland it is different because of the humidity but the principle holds. 


Last project I tackled we beefed up a 1960s brick veneer in Brisbane. Added proper ceiling insulation and some wall wrap. Dropped their cooling costs by 35 percent straight away. 


Proper insulation cuts heating and cooling demands by up to 50 percent in my experience. That is the kind of result that pays the mortgage. Do not half arse it with cheap pink batts from the hardware store. Get the right R value for your climate zone and install it like your bills depend on it. Because they do.

Seal Every Gap Like Your Wallet Depends On It

Draughts are the silent killers. I see it all the time. People spend on solar but ignore the gaps around doors and windows. 


Get yourself some proper draught stoppers. Seal the roof space. Check the subfloor vents. It is tedious. But it works. 


No more heater running flat out for nothing. I have watched energy monitors drop 10 percent overnight just from sealing. Small job. Massive return.

Windows Matter More Than You Think

Single glazing in 2026? Come on. 


Double glazed windows with low E glass. Argon filled if you can. They cut heat loss in winter and keep the heat out in summer. Perfect for Australia's wild swings. 


Costly upfront. No argument there. But payback in five to seven years depending on your climate zone. I have seen it pay for itself faster in Canberra's extremes. 


Do not replace every window if the budget is tight. Prioritise the north facing ones for solar gain in winter. South facing can wait. 

Heating and Cooling Systems That Actually Work


Ditch the old gas heater or electric resistance. Go reverse cycle air conditioning. Efficient. Zoned if possible. 


Or heat pumps for hot water too. Stack those efficiencies. 


Modern builds come with this stuff standard. You can retrofit it. Just make sure the system's sized right. I had a nightmare once where the unit was too big. 


Size it properly. Get a proper heat load calculation done. Then watch your bills shrink. One Adelaide client swapped their ancient ducted system for two zoned reverse cycle units. The winter gas bill vanished. Summer electricity stayed flat. They reckon it feels like a new house now. 


Do not listen to the salesman pushing the biggest unit. Listen to the numbers. Real world results beat brochure specs every time.

Solar Power Done the Right Way

Aussies love panels. And for good reason. With decent feed in tariffs still around in some states it pays. 


But do not just slap them on. Orient north facing. Right tilt for your latitude. 


Battery storage if you want peak shaving or storm protection. I always advise clients to model it properly with their usage patterns. 


One house I did in Perth now exports enough to cover most bills. Matches new build self sufficiency. 


The trick is pairing it with the upgrades above. Solar on a leaky house is like putting lipstick on a pig. Fix the leaks first. Then the panels actually work for you instead of fighting the house. I have seen systems pay back in under four years when everything else is tight. Do it half baked and you will wait twice as long.
