A Warrington-based developer has received preliminary approval to move forward with plans for a new residential community off Swartley Road near Route 309.

During a public meeting Monday, Hilltown’s three-member Board of Supervisors voted to grant preliminary approval to Hallmark Homes for a project that would include 73 age-restricted townhouses and 11 single-family homes on nearly 43 acres across two adjacent parcels, according to the Bucks County Herald.

While the townhouse portion would be limited to residents 55 and older and include a clubhouse, the single-family homes would not carry age restrictions.

The proposal must still return to the board for final approval before construction can begin, per the report. 

Supervisors and the developer also addressed access and traffic considerations Monday, according to the article. Plans call for a boulevard-style main entrance to the 55-plus community that would remain privately owned, along with a secondary access point onto Swartley Road designated for emergency use only.

In considering the nearby intersection of Route 309 and Swartley Road, township officials said PennDOT indicated that installing a traffic signal is not currently feasible; signage would instead be required prohibiting left-hand turns during peak traffic hours
