Chipotle opens in Towamencin Township, bringing new energy to desolate shopping center

A new Chipotle Mexican Grill has officially opened its doors in the desolate former Towamencin Village Shopping Center at Allentown and Forty Foot roads in Towamencin Township, bringing a wave of activity to a long-dormant section of the Philadelphia Suburban Development Corporation-owned Shops at Town Square.

The fast-casual restaurant, sharing a new-build space with Mattress Warehouse on the site of the former Boston Market, joins a sparse lineup of existing tenants including Planet Fitness, Verizon, and Wendy’s.

The new Chipotle location underwent a thorough two-phase review process from the Montgomery County Office of Public Health before opening in mid-June.

A pre-opening inspection conducted on June 9 listed several compliance items that needed to be addressed, including removal of shipping materials, ensuring functional refrigeration, stocking handwashing stations, and finishing construction work near the pickup area.

By the time of the official opening inspection on June 18, those items had been corrected, according to the county health department.

The facility was granted temporary operating status, with only a few minor notes left to address, such as posting the health inspection availability sign and sealing unfinished restroom floor drains.

At Forty Foot and Allentown Roads, PSDC has proposed plans to revive the former thriving retail center since the early 2010s, with an entertainment lifestyle overlay district approved in 2016 amid promises of new tenants that at times have included Whole Foods inside a former grocery space, a new Target behind the center, and new tenants including Harbor Freight.

An earlier version of those plans shown in 2018 included age-restricted residential apartments behind the shopping center, and in 2022 the developer said they had seen little interest from the market for age-restricted housing.

Development work at the new Chipotle included infrastructure adjustments such as a widened exit driveway to accommodate delivery trucks and the construction of a pedestrian bridge to better connect the area’s parking zones.

Despite inflationary pressures, Chipotle posted a 7.3% increase in same-store sales year-over-year.

The company continues to open new locations across the U.S. and remains one of the few major fast-casual chains not operating on a franchise model; all restaurants are company-owned, giving Chipotle tighter control over operations and quality.
