Cannon Lofts Opens in Historic Abram Cox Stove Works Building in Lansdale

It was one of the earliest employers in Lansdale Borough in the 1800s and early 1900s, survived a fire in the 1940s, and served as the home to a few area businesses in the time since. Now, the historic 123-year-old Abram Cox Stove Works brick behemoth at 501 North Cannon Avenue has a new luxurious life as Cannon Lofts.

Owner 501 Cannon LLC, of Huntingdon Valley, is now leasing 22 one- and two-bedroom units for $1,895 a month and $2,095 a month, respectively, including water and sewer. It equates to $2.80 per square foot. The one-bedroom units are 650 square feet and the two bedroom units are 750 square feet, according to real estate postings.

As of Wednesday, there was one 650-square-foot one-bedroom, one-bath unit available, 17 two-bedroom, one-bath 750-sq units available, and five two-bedroom, one-bath garden units between 740 and 850 square feet available at $2,200, according to its website.

Each unit boasts a full-size washer and dryer, LG stainless steel appliances including refrigerator, dishwasher, microwave, and range, reserved parking, nine to 12-foot ceilings, granite countertops, ceramic backsplash, contemporary wood grain cabinetry, modern lighting, and large closets, per its listing. Each unit has central air conditioning and forced hot air.

According to The Reporter, Lansdale Borough Council heard plans to convert the building, located in an industrial zoning district, into 24 units in April 2021 from Situs Properties Inc. A property listing from that year indicated the building had more than 18,000 square feet of usable space, about 3,000 square feet of office space, a 4,312-square-foot detached garage, and an elevator, per The Reporter. The applicant requested relief from the zoning hearing board to allow parking near the building, per reports.

The property was purchased for $675,000 by 501 Cannon LLC, owned by Lower Moreland Township resident Effi Avitan, from Ched Leasing LLP in December 2021, per Montgomery County land records. Ched Leasing LLP purchased it in 2011 for $1 from Margaret Vartan, according to Montgomery County property records. Prior owners include Joseph Mattero, Lansdale Boro IDA, and John Terzian. Terzian bought it for $105,000 from the IDA in 2002 and sold it to Vartan in May 2009 for $1,477, per land records. According to public records, 501 Cannon LLC was incorporated in December 2020.

Abram Cox Stove Works was the place to work in Lansdale in the late 1800s and early 1900s. It manufactured novelty stoves and suffered major damage in a 1944 fire that blacked out much of Lansdale.
