A very early concept plan headed before the Lansdale Borough Zoning Hearing Board Oct. 18 that, according to The Reporter, proposes 32 apartments on the site of the empty 10,000-plus-square-foot National Auto Stores building, as well as asks for relief for off-street parking requirements, is raising eyebrows and piquing the curiosity of the community, including Borough Director of Community Development Jason Van Dame.
Van Dame is “as eager as everyone else to learn what they will be asking for,” he said during the code committee report at the Oct. 5 council meeting, where councilor Rich DeGregorio revealed the news.
“The project is still in the conceptual stage. There’s a developer that has an agreement of sale on the property … It’s a very general application right now,” Van Dame said, per The Reporter. “I believe they’re able to provide some parking on the site, but clearly not as much as they’d need for the number of units that they initially proposed.”
Van Dame said the agreement of sale is contingent on getting relief for adding 32 residential units to the site, which closed shop in 2017.
DeGregorio said council will send its solicitor to the zoning hearing, due to the scope of the project, per the article.
DeGregorio said the applicant – 401 West Main Street – wants “to build a lot” and did not know if easements were being requested for the project. Read more on the proposal here.
According to Montgomery County property records, the commercially zoned National Auto Stores parcel comprises 401-403 West Main Street and has been owned by Lederach-based Lansdale Properties Group since June 2006, purchased for $230,000 from Montgomery CIDA. It is assessed at $521,830, per property records.
MSC Retail is the property manager of the parcel, yet the parcel is not listed anywhere on its website.
