Chipotle, Mattress Warehouse One Step Closer to Occupying Former Boston Market Location in Towamencin

A Chipotle with a drive-through pick-up-only window and an attached Mattress Warehouse move closer to construction on the old Boston Market site in Towamencin Shopping Village after supervisors approved a conditional use request and preliminary land development on Dec. 8, according to The Reporter.

Construction is expected to begin early 2022 with both stores opening by Winter 2022, per the article.

During a two-hour public hearing in November, where engineer John Anderson and attorney Carl Weiner, representing developer Philadelphia Suburban Development Corporation, presented their proposal for the conditional use request and land development, it was revealed the Chipotle would occupy 2,445 square feet and the Mattress Warehouse at 4,000 square feet.

Per the report, Chipotle would have a drive-through similar to Wendy’s, but would be for pick-up of call-ahead orders or Internet orders only. The drive-through is designed to accommodate nine cars at a time.

According to the article, total occupancy of Chipotle would be up to 70 people, which includes 20 outdoor patio seats similar to what is outside Chick-fil-A at Forty Foot and Welsh roads. The operating hours for Chipotle are tentatively noon to 7 p.m. daily.

The major issue supervisors had with the development, according to the article, is the exterior façade will not match with the architectural aesthetic of the shopping center, which is against township ordinance.

PSDC developer Mark Nicoletti told supervisors Chipotle would not negotiate on the exterior glass and metallic façade and that having Chipotle commit to the project was “really hard and we had no leverage to tell them what to do,” per the report.

Supervisor Laura Smith called the façade “ugly” and compared it to the blocky gray Rite-Aid Pharmacy in Lansdale at Main and Broad streets, per the report. Smith also asked the developer to add a sidewalk between the rear of Mattress Warehouse and the vacant building that formerly housed an Indian restaurant.
